New Here Eve!

No the above is not a typo. It comes from the yearning of most of us to bring in the New Year in a warm and happy place, without spending many hours on fogged and jammed roads.

The Beleveder Towers Condominium Association is proud to announce a huge party to bring in the New Year 2006, starting on the evening of 31st December and going on till the wee hours of the morning, on our front lawn itself!

We've organized a mouthwatering menu from Dana Choga, a DJ with a dance floor, and lots of warm angeethis to add to the thrill of partying at Belvedere Towers.

All this for just Rs. 325 per head, with children between 4 and 10 years being charged just Rs. 50 and children below that being entertained and fed for free!

To register, please give your contribution to the guard who will come around with a notice between 12th and 17th December 2005.

Sadda Santa !

In keeping with the spirit of the season, we've shot off a letter to the North Pole and invited Santa Claus to visit sadda Belvedere Towers! He's promised to drop in on the 24th and share some goodies for the kids who've been good. Watch this space for the time and place.

Power to the People

The fact is most of the people who stood for election to the Board of Managers did so with no desire for political power or egoistic desire, but with the intent of doing our bit to help nurture a great environment to live in.

We stood up to create and develope a place that is financially, physically and emotionally secure, and ready to handle whatever life and circumstances throw our way in the future.

While the law of the land dictated that only a few of us [owners with deed of apartment signed] could stand for election, and ten of us could get elected, the passion and eagerness shown by the other residents to participate in running the condominium is delightful.

As a result, one of the first steps taken by the new Board, is to involve all interested residents, including tenants, in forming specialist sub committees to handle everything from entertainment, environment, vendor management, security and maintainance, to name just a few.

We believe this democratic process of involving all residents will go a long way in nurturing happy co-existence, where factionalism and any form of social division is frowned upon.

Meet the elected representatives of BTCA!

Following the election of ten members to the Board of Managers of the Belvedere Towers Condominium Association, we assigned roles as per the following:

> Abhilash Lal: Vice President
> J. M. Gugnani: Treasurer
> Ashok Kumar Dhingra: Secretary
> Mehernosh Shapoorjee: Joint Secretary


The rest of the Board members will play a supporting role, and lead various other projects like Water Resource Management, Security, Financial Planning and Infrastructure Development.

Elections to the Board of Managers

Elections were held under the supervision of Returning Officer Mr. S. P. Gurwara, to select the first Board of Managers of the Belvedere Towers Condominium Association.

The elected Board of Managers would take over the running of the Condominium from builder DLF and would manage our IBMS funds henceforth.

According to the law of the land, only those who had their name first in the Buyer's Agreement, and had their Apartment Deeds registered could contest the elections.

Which narrowed down the total number of possible contenders to just around 70...

14 nominations were filed, 1 was withdrawn, and 13 people contended for 10 places.

The final contenders included a nominee of DLF Universal, which still owns some apartments in the complex, and expressed eagerness to remain as part of the new Board of Managers.

While there was opposition to this nomination from many quarters, a majority of owners felt, if DLF insists on being a part of the new Board, they obviously have something meaningful to contribute to the condominium in the future. Plus it would help make the transition of management of the complex smooth. When the technicalities of the issue were sorted out, the DLF Nominee became a candidate as well.

As the 20th of November 2005 arrived, excited owners trooped down to the party hall and cast their secret ballot. Approximately 40 votes were cast, and the result - a new Board of Members [including the DLF candidate] was sworn in.

But this is just the beginning for the new Board. Running a condominium, even with able support staff is no child's play. And the Members recognise that. The task ahead, includes issues of security, maintainence, water management, and planning for future exigencies.

And we have to deal with the sewage mess behind, and the call centre parking mess in front of the complex.

But if the amiable nature of the elections themselves is anything to go by, the future ahead for Belvedere Towers looks happy and smooth!

The Year Gone By

A summary of the year gone by at Belvedere Towers, is actually a fairy tale that stretches almost 20 months since some of us moved here and made it home.

In the beginning, occupancy was low, and excitement was high. The newness of the place and the unbelievable connect most of us made with strangers who had become neighbours created an environment, which to people like my wife and I was a refreshing change from cold and crowded colonies of Delhi.

A Residents Welfare Association was born one Sunday morning, with Savita Malhotra being elected President, being supported by office bearer volunteers - Anupama, Shirley, Madhu and Kamal uncle - the oldest and most vocal volunteer in the complex!

Parties were organized, religious festivals were celebrated, and even lifts were redecorated with the co-operation of all residents and the passionate efforts of Savita Malhotra and her team of selected volunteers!

The garden is a delight, thanks to the equally delightful energy of Anupama who stalks the stalks, walks the walkways ensuring our horticulture department shows the most visible and beautiful results at Belvedere.

The Pantry in B Tower came alive under the watchful eye of Moushmee Jha. And much to the dismay of parents like me, started selling colas and chips to the kids, right in the midst of their play area! But of course, this angst is offset by the fact that if ever we run out of something to offer unexpected guests, there's always our little pantry to count on.

The Party Hall became a popular venue for parties and I am told, even a wedding Sangeet happened there!

The Gym is fully equipped and constantly filled with an amazing number of fitness freaks among us - led by Ketaki who not only tested the gym facilities to the max, always amazed me with her energy when swimming, and doing her walking rounds around the complex.

The Swimming Pool is small but beautiful. A coach was organized, who taught the youngsters how to swim - which culminated in a wonderful swimming contest organized for the kids at the end of the season. Of course, some not so youngsters such as myself also tried to learn, but scared off the coach with our questions just after two lessons! Manjit sir, we want our money back!!

On a more serious note, there were some security problems we faced this year. But the way the residents came together, and despite many raised voices and heated exchanges, sanity and sensitivity prevailed, that helped sort out issues without making things ugly.

As the new year approaches, all I can say is the time we've spent till date at Belvedere Towers is extremely satisfying. And I'd like to thank every one who lives here - owners, tenants, residents, service providers, doers, enjoyers, even those whom I've never met or will perhaps never come in contact with, for making Belvedere Towers the great place it is to live in today.
